Rental Agreement (page 1 of 2)
Lynn, Karen and Les Greene, hereafter referred
to as the landlord, hereby rent to: ______________________________,
tenant, the property located at 37671 Shoreline Place, Marina
View, Bass Lake, CA for the term of ____ days/week(s) beginning
at 2 P.M. ___________, 20___, and continuing until 10 A.M. ___________,
20___, at a rental rate of $_________ per day/week, plus 9% Madera
County Bed Tax, for a total of $__________ per day/week. Mandatory
$75.00 cleaning fee.
Terms of Tenancy
If, upon arrival, you find the state of the
premises unsatisfactory, please contact the landlord immediately
so that you will not be held responsible upon vacating the premises.
A. The Tenant Shall:
- Give immediate notice to landlord in case
of fire or defect in any fixtures or equipment of the premises.
- Permit landlord's agent to enter and view
and make repairs.
- Keep all furniture, furnishings, and appliances
on the premises whole and in good condition and pay for any damage
to such items. Landlord's agent shall be entitled to deduct from
the security deposit the amount of such costs. In the event that
such costs exceed the amount of the security deposit, tenant
shall pay such additional costs within fifteen days after receipt
of notification thereof.
- At the expiration of this tenancy, turn over
the premises to landloard or landlord's agent peaceably and quietly,
clean and in good repair in all respects.
- Pay landlord's expenses including reasonable
attorney's fees incurred in enforcing any obligation or agreement
of this tenancy not complied with.
- Vacate the premises by 10:00 A.M. on the
check-out day. There will be a $50.00 charge for late check-out
unless preauthorized in writing by the landlord or landlord's
agent.
B. The tenant shall not:
- Assign this agreement or permit other persons
to occupy the premises or make any alterations thereto without
the written consent of the landlord or the landlord's agent.
- Make any unlawful, improper, noisy or offensive
use to the premises.
C. The landlord or the landlord's agent shall:
- Inspect and inventory the premises at the
expiration of this tenancy and refund within two weeks to the
tenant the security/cleaning deposit less any cost for loss or
damage or cleaning as determined by said agent.
- In the event that the tenant should occupy
said premises after the expiration date of this agreement, without
the written approval of the landlord or the landlord's agent,
such possession shall be construed to be a tenancy from day to
day, and tenant shall pay rent for the premises in the amount
of $170 per day.
